  • Hard Money Loans

      A question for anyone who knows. Can a person receive cash back at closing with a HML to help with rehab startup? And if so, how can you do that? This person has perfect credit with a FICO of greater than 700. Your help is always appreciated.

  • Pre-qualification letters

    I have recently noticed that with more and more short-sale and bank owned properties that a pre-qualification letter from your lender is required in order to submit an offer. Is it ordinary practice for lenders other than conventional to supply pre-qual letters to potential borrowers?

    Since you're looking at pre-foreclosures that don't need repairs, you may want to think about tying them up on contract and flipping them for a quick fee.
