Here's a portion of a post I wrote earlier, I feel it's good advice. Reply with questions as they arise.
You don't need money to wholesale and it's very simple. If you have an assignable contract with an out clause in case you can't find a buyer then contact all the for rent signs you see and ask if they would like to sell the rental property, if not ask if they have any other property they would like to sell, if not do they know of anyone that has a house they want to sell, if the answer is still no then see if they are looking to add to their portfolio. Just say I come across great deals in this neighborhood form time to time can I notify you by email when I get a property under contract. All you need is a phone, contract and craig's list, no money involved until you cash the check for the contract you just sold. I hope this helps.
